All AOH sites offer affordable rents in accordance with IRS "safe harbor" guidelines, resulting in mixed-income affordable communities for working families that, in some cases, include low-income and Section 8 assistance recipients as well as market rate residents. AOH has broad and deep experience developing affordable and low-income multifamily housing that is crucial to the economic vitality of its surrounding communities.
AOH targets infill opportunities as well as bedroom communities in suburban areas that are attractive to working families - typically these are newer developed suburbs with above average housing costs. These communities have an expanding retail base to support the large number of new homes in the area. The combination of above average housing costs and expanding retail job base creates a demand for affordable workforce housing. Targeted areas are also close to major highways and allow for easy access to the employment. AOH continually researches these types of communities looking for the right combination of job growth, school district and home price.
Ideal site characteristics for new development of a new site will include:
- Proximity to schools and neighborhood shopping centers
- Significant employers in the area, especially emerging retail centers
- Sites with utilities available and that are ready to develop
- Location on a major thoroughfare in the submarket with high visibility
- Location in a growing, developing area; Sites in overbuilt areas will be avoided
- Sites already zoned for Multifamily
